January Meeting: Appraisal Review for Fraud

The January Meeting of the Northern New Jersey ASA Chapter will be held on Thursday, January 17, 2013 at 6:00 pm  at Pal's Cabin in West Orange, NJ. The Executive Meeting is scheduled for 6:00 pm followed by Dinner at 7:00. The guest speaker is Gary Snowdon, ASA, Principal Appraiser at the Albany, NY firm of Snowdon Valuation, who will talk about “The Good, the Bad, and the Ugly: Appraisal Review for Fraud.”
Gary Snowdon, who received his B.A. in Education from William Paterson University and earned a Graduate Certificate in Public Management from Rockefeller College, SUNY Albany, has over 20 years experience appraising commercial and industrial real estate.  He specializes in complex commercial, industrial, and vacant land appraisals in the Hudson Valley, Capital, Saratoga, and Adirondack regions for finance, litigation support, estates, eminent domain, conservation, and other purposes.
Mr. Snowdon has served as an Appraisal Consultant to the NYS Department of Transportation and as a Regional Advisor to the NYS Secretary of State.  A NYS Certified Appraisal Instructor, he has developed and taught courses and seminars for ASA, the National Association of Independent Fee Appraisers and the Appraisal Institute. He has also contributed to books and journals on real estate topics and writes The Snowdon Report.
The program qualifies for one hour of ASA Continuing Education Credit. Dinner is $30 person. December Meeting: Annual Holiday Party

The Northern New Jersey ASA December Chapter meeting will be held on Thursday, December 13, 2012 at 6:00 pm  at Pal's Cabin, 265 Prospect Ave, West Orange, NJ 07052-4205 in West Orange, NJ. The meeting is the Annual Holiday Party, and will feature personal property appraiser, Robert J. Connelly, ASA talking about “Valuing Sports Memorabilia.”

Robert “Bob” Connelly is a popular speaker who shares his encyclopedic knowledge with wit and charm.  A past president of his Hudson Valley ASA Chapter, he’s enjoyed a long and storied career.  Bob has authenticated Babe Ruth's signature, appraised the world's oldest known soccer ball, and the original Heisman trophy sculpture.  He has also worked with major collections owned by Shaquille O'Neill, The Baseball Hall of Fame (Cooperstown, NY), and the Racing Hall of Fame (Saratoga, NY). Bob invites you to bring an item to be appraised “Antique Roadshow” style.

Also, in support of Hurricane Sandy Relief, please bring new or gently used sporting equipment for donation. (Do not gift wrap)

The program qualifies for one hour of ASA Continuing Education Credit.  Dinner includes salad, soup, entree, dessert and coffee: $ 25 per member; $30 per guest. March: Real Property Seminar

The Northern New Jersey Chapter of the American Society of Appraisers Real Property Seminarand the New Jersey North Chapter of the National Association of Independent Fee Appraisers will jointly sponsor a two-hour Real Property Seminar on The Home Valuation Code of Conduct and Fannie Mae Form 1004 MC. The seminar will be held on Monday, March 23, 2009 from 4:00-6:00 pm at the Wilshire Grand Hotel, 350 Pleasant Valley Way, West Orange, NJ 07052. View Map Robert J. Luciani, ASA, IFA, a real property appraiser practicing in Philadelphia, will conduct the seminar, which will be followed by a Chapter Dinner Meeting.

The housing bubble and subsequent melt-down has led to two new requirements for appraisals submitted to the federal mortgage agencies.

  • The new Home Valuation Code of Conduct (HVCC), effective May 1, 2009, applies whenever the primary lender plans to sell the loan to Fannie Mae or Freddie Mac. It's designed to prevent conflicts of interest.
  • Beginning April 1, 2009, appraisal reports submitted to Fannie Mae will require Form 1004 MC, a Market Conditions Addendum. Its purpose is to illuminate neighborhood market trends and conditions.

Mr. Luciani will explore the HVCC and 1004 MC requirements and relate them to current USPAP obligations for appraisers.
